Epstein bought a more modest island - Little St James - originally in the late 1990s, but subsequently obtained the bigger adjacent island in the year 2016 for approximately $22.5 million.
This visual evidence suggest he had drawn up development schemes to build upon the sprawling island by erecting living quarters, an open-air theater, an office beneath the waves and a pool.
Marked on the plan is a local waterway, a strait in the territory, marked on the south-eastern section.
The architectural drawing is covered in red pen markings and includes a legend labelling distinct areas of the land.
In addition to the main plan are what seem to be several other construction diagrams and engineering blueprints, featuring plans for dock shelters.
